Clearwater Mall revises the contemporary mall format with an eye for local context and climate. Stringent green design principles were used in the design. A natural material palette was used to reflect the surrounding mountainous areas.

The triangular central piazza has a relaxed outdoor atmosphere with landscaped gardens and water features open to the elements. A dominant architectural feature is the glass roof over the central piazza that covers a third of the roof area and allows an uninterrupted 54m view of the sky. The revolutionary retractable roof can open and close depending on the weather conditions and operates on rollers across a concrete beam structure.
